A demolition permit has been issued for a two-story masonry building at 1118 West Fullerton Avenue in the Lincoln Park neighborhood. It was the former home of Branko’s Sandwich Shop, a DePaul campus stalwart for almost 50 years. The restaurant closed in 2024, and the building, erected in 1908 and owned by the Branko family, sold earlier this year for $1.1 million, according to real estate records. The permit, issued June 11th, names Precision Excavation as the demolition contractor, at a reported cost of $29,500.

There is a pending permit in the Chicago Data Portal as of June 3, 2025 to replace the building with a four-story plus partial basement, three-unit residential development from Contemporary Concepts. Ground-level commercial space is to be included, with the dwelling units located on the three upper floors. There will be balconies for each unit, with additional outdoor space via a deck on the “lower roof.” The permit specifies there is no parking on this project. Studio Dwell is named as the architect of record and Contemporary Concepts will be their own general contractor on the build. It is expected these three units will be condominiums.

Upon completion of the new building, residents will have easy access to the Fullerton Red/Brown/Purple Line elevated train platform two blocks east on Fullerton Avenue. Route 37 and 74 buses make stops along this stretch of Fullerton, and the Route 8 bus runs four blocks east along Halsted Street for north-south travel.
