The three-story home, sold in April for $2.1 million, was built in 1988. The permit to raze the structure and its detached frame garage was issued on June 2nd, with the Carlos Group named as the demolition contractor.

There is a pending permit in the Chicago Data Portal addressed as 1849 North Mohawk to build a new four-story plus basement, three-unit building on the lot. Pro Homes Inc is the developer and general contractor, using plans from Michael Cox & Associates. Taking into consideration the purchase price and mass of the new residence, it is presumed we can expect one duplex-down, one single-floor condo, and one duplex-up in the building.
Details include a roof deck with a stair enclosure,a pergola, and wrought iron fencing atop the residences. No terraces or balconies are mentioned in the permit, so it is not clear if the roof deck will be accessible only by the upper condo owners, or shared by all three. A masonry detached three-car garage on the dogleg alley will also include a rooftop deck and pergola.

The lot is on a corner formed by Mohawk Street, an alley to the north next to Bauler Park, and the alley running parallel to Mohawk at the rear of the property. The homes are just under three-quarters of a mile from the Sedgwick Brown Line platform to the southeast and the North/Clybourn Red Line subway station to the southwest. CTA bus Routes 37, 72, and 73 are within a three-block walk.
