Demolition has yet to begin on the small retail plaza at 4313 North Lincoln Avenue in North Center, but the construction permit for the residential building taking its place has been issued. Demo fencing has been set up around the plaza’s perimeter since a previous visit last month, shortly after permission to tear the buildings down came through, but Precision Excavation’s on-site equipment has yet to dig in.

Mangan Builders is the awardee of the new permit, addressed to 4309 North Lincoln, which allows them to begin building a four-story, 12-unit residential development on the site. A basement will be included by virtue of the existing subgrade floor, which the demo permit indicated is to be re-used, referring to it as a “Flexi-Core” basement. A rear brick wall along the alley is also to be incorporated into the new building. The permit was issued on April 7, and it shows a construction cost of $2.85 million.

The new project, designed by Jonathan Splitt Architects, calls for six parking spots, storage for 28 bicycles, and commercial space on the ground floor. The 12 dwelling units will occupy the three upper levels. As yet, no renderings have been made public, nor is it clear if these will be rental apartments or for-sale condos. It is presumed that demo work could begin any day now.

4309 North Lincoln Avenue lies about half a mile from the Montrose Brown Line L platform to the east. The Route 78 CTA bus, which stops less than two blocks north at Montrose and Lincoln Avenues, can be used to connect to the train. Route 49 and X49 buses run north-south five blocks west at Western Avenue and Montrose. The Ravenswood Metra station and its UP-N trains is one mile northeast on foot.
