Renovation Permit Allows Additional Dwelling Unit At 1332 South Lawndale In North Lawndale

A renovation permit issued by the city of Chicago on February 10 allows one Additional Dwelling Unit for a 1900s greystone two-flat at 1332 South Lawndale Avenue in North Lawndale. Property records show the building was sold in December of last year to Siesta Apartments, Inc., and now a third unit can be added to the two-unit property.

The permit names Bryan Hudson of Soma Design Consultants as the architect of record. The scope of work included converting the unfinished basement level of the two-story building into a rental unit, while also performing interior renovations to the existing units on the first and second floors. G.M.D. General Construction & Remodeling is listed as the general contractor for the alterations, at an estimated cost of $100,000.

There is no garage on the current property. Listing photos show cars parked on a concrete slab at the back of the property. The permit allows for the laying of a new slab with two parking spaces.

Other listing photos portray an empty building, with the interior showing signs a gut rehab was started, then halted. Indeed, a nearly identical permit to add a third dwelling unit to the building and renovate the other two units was issued back May 8, 2019. The new team will start over, and complete the work initiated by the previous owner.
