Exterior Shell Taking Shape At 1313 West Wrightwood Avenue In Lincoln Park

Cinder-block walls outline the new condominium development at 1313 West Wrightwood Avenue in the Lincoln Park neighborhood. The project from Drimnagh Development received a construction permit on October 25 of last year. They’re doing the general contractor work themselves, using plans drawn up by 360 Design Studio.

Work at 1313 West Wrightwood began with the demolition of a multi-unit frame residence built in the mid-1890s. Real estate records show Drimnagh bought the property last year for $1.075 million. A demolition permit was issued in September, and demo work began immediately. New construction began in early November.

They’re building a four-story, three-condo building here. Details include large terraces on all three levels at the front of the building, facing north onto Wrightwood Avenue; the uppermost unit will have its own roof deck. A rear stairway will connect porches at all four levels. A three-car garage off the dog-legged alley in back will also have a rooftop deck.

Demolition at 1313 West Wrightwood began at about the same time as its next-door neighbor at 1317, but much better progress has been made here than there. The building has been razed at 1317, but excavation work remains to be done before construction can begin. It’s been more than a year since construction was approved, with the permit dated January 25, 2024, and now a pending permit awaits in the Chicago Data portal to downsize the new build from four units to three.

Residents of 1313 West Wrightwood will live within a half-mile walk south of the CTA Route 74 bus at Fullerton, and the Route 9 bus for north-south travel is about a half mile west at Ashland Avenue. The nearest elevated train access is the Fullerton Red/Brown/Purple Line platform about six blocks west; the 74 bus can be used to transfer to the train.

  1. One of the ugliest designs I’ve seen. Slight upward in density but god, so many of these mid-block new builds look like they were designed by somebody with their eyes closed.
