Initial Details Revealed For Evanston’s Tallest Tower at at 605 Davis Street

Initial details have been revealed for a potential residential development at 605 Davis Street in Evanston. Located on the intersection with Chicago Avenue, the building will become Evanston’s tallest and replace an existing vacant lot and bank ATM. Efforts for the project are being led by local developer Vermilion Development.

The roughly 150 by 100 foot lot has now traded hands a few times and seen multiple proposals, both approved and denied, over the last few years. Back in 2017 the same team proposed a 33-story residential tower that was denied by the city due to height and insufficient parking with 179 spaces. Eventually the team came back with an office tower proposal in 2019 that was approved but quickly stalled due to the pandemic.

Now they have returned with a 31-story proposal that will rise 330 feet tall, surpassing the current tallest tower in the city next door, that being Orrington Plaza which is 277 feet tall. The new tower will have commercial on the ground floor and 447 residential units above, of which around 20 percent will be considered affordable. This comes after the city announced it is considering removing height limits downtown.

While the unit make up and total parking count is unknown, the building will be the second residential tower in the works for the area after plans for 900 Clark Street were revealed last September. While a budget and design are unknown, the developer has already submitted a zoning application with the city. A construction timeline is also unknown.

  2. This is the supertall Chicago has been waiting for. The richies at risk of falling into the lake can relocate here. Get some 57th st Pied-à-Terre level affluence stacked up/

  5. Better for Evanston that it becomes some bland imitation of downtown Charlotte? Maybe it’s more like Clayton, MO or Southfield, MI. Either way, how does stripping a downtown of its character represent a step forward?

    • How does replacing a decades-old vacant lot and a stupid old underused drive-up bank facility with a new vibrancy-inducing residential tower “strip a downtown of its character”?

      If the old vacant lot and drive-up bank are indicative of downtown Evanston’s character, then its character ain’t worth saving. STRIP IT AWAY!!
