A three-unit residential building at 2718 North Racine Avenue in the Lincoln Park neighborhood has topped out at three stories, as exterior masonry work nears completion. The development replaces a two-story multi-unit residence demolished this summer. The new construction permit, issued by the City of Chicago on September 20, names Devise Development Group of River Forest as the developer.
Designed by Hanna Architects, the new building will feature a basement and a rooftop deck. The second and third floors will have balconies at the front of the building, facing east, while the first level will have a terrace projecting from the back of the building. A detached three-car garage at the rear of the property, accessed from the alley connecting Diversey Parkway and Schubert Avenue, will also have a roof deck.
Real estate sites show the previous building at this site was built in 1878. No exact sale date is noted, but the selling price came in at $955,000. The demolition permit was issued on March 8 of this year, and listed GND Development as the demo contractor.
Residents of 2718 North Racine Avenue will live a block away from stops for the CTA’s Route 76 Diversey bus. The Diversey Brown/Purple Line elevated platform is about three blocks away, to the east. There is also a Divvy rack at the north end of this block.
