A new construction permit has been issued for the development of an eight-story apartment building located at 1609 West 21st Place in Lower West Side. The permit was applied for on May 20 and issued on December 17, after a processing time of 211 days, with plans designed by architect Gabriel Dziekiewicz.

Plans outline the construction of a 98-dwelling unit apartment building with 20 vehicle parking spaces. Work is being pursued by owner TRP 2136 S Ashland, LLC, and is anticipated to cost $500,000.

The total fee for the permit is $6,925, with $375 paid so far and $6,550.00 remaining unpaid,. Fees break down to a building fee of $6,850.00 and a zoning fee of $75.

  1. So happy to see this infill! Casa Yucatán will continue the positive trend of Ashland’s development. Hopefully El Paseo gets moving soon too.

  2. That area needs more love from developers. Lots of untapped potential in that neighborhood.

    • I”m sure there are tons of developers that are ready to invest in this area, but a lot of things are standing in the way, with the main things being contested land/disagreements and then zoning. It’s only a matter of time for anywhere this close to the loop

  3. Great to see. Nice to see some private affordable housing. But more market rate housing is needed too. Gentrification is awesome
