Additional financing has been approved for the affordable housing development at 2136 S Ashland Avenue in the Lower West Side. Set to replace a vacant lot across the street from Benito Juarez High School, the project has received approval from the Community Development Commission for $23 million in TIF funds. Developer The Resurrection Project is behind the project dubbed Casa Yucatan.
The T-shaped structure will rise nine-stories and around 90-feet tall at its highest portion, stepping down as it moves wes from Ashland. Designed by local-architecture firm DesignBridge, the building’s footprint will provide a buffer from the main road for both gardens flanking the structure. This will be connected to a 20-vehicle parking lot on the west end.
The design will allow for the main streetfront on Ashland to be fully activated with a new training center for The Resurrection Project, a shared multi-purpose room, and other tenant amenities. These will support the 98-residential units made up of 38 one-bedroom, 34 two-bedroom, and 26 three-bedroom layouts, available for those making 15, 30, and 70-percent AMI.
Residents will have access to a rooftop amenity space among others. The building itself will be clad in a mix of white, beige, and green panels with angled details and corrugated metal in parts. With a total cost of $62 million, the project is being mostly funded by LIHTC equity and the aforementioned TIF dollars.
The funding will need final approval from the city prior, while the project itself is already fully approved. At the moment a timeline is unknown.
