While two Lincoln Square buildings await demolition, a new construction permit has been issued by the City of Chicago for a residential development at 4529 North Western Avenue. The permit came through on August 20, and it allows the entity of Western Front LLC in Buffalo Grove to build an eight-unit development spanning three city lots in total, from 4527 through 4531 mid-block on Western Ave.

Designed by Hanna Architects, the four-story building will include a basement, where eight indoor parking spaces will be located. A roof deck will sit atop the garage portion of the basement, with levels one through four each getting their own outdoor spaces as well. An additional rooftop deck will crown the fourth floor. New Homes Inc of Lincolnshire is listed as the general contractor hired to erect the building. The permit estimates construction costs at just under $3.5 million.

Demolition permits have not yet been issued for the buildings at 4531 North Western, which was most recently home to D&M Roofing & Tuckpointing on the ground floor and residences on the second and third floors, and 4529 North Western, a three-story residential structure. However, demo fencing already surrounds both properties in anticipation of those two permits.

Residents of 4529 North Western Avenue will live within a two-block walk of the Western Brown Line platform. Bus service for CTA Routes 11, 49, and 81 will all be within a three-block walk. The 81 bus can be used to connect to the Ravenswood Metra station and its UP-N trains less than a mile east.

    No need to even say that this is a Hanna design because it is quite obvious and bad as usual

  2. Sadly super-ugly and does not even attempt to reference the red-brick building next to it. Why is doing that so difficult for developers?

  3. Are you sure 4527 is involved in this? I think its only affecting 2 city lots, 4529 and 4531.

  4. I think where it says “4527” in the building permit was a typo and should say 4529.

  5. Hanna should be arrested for crimes against humanity
