With Permit Pending For 74-Unit Residential Development, 4634 North Western Avenue Gets A Demolition Permit

The City of Chicago issued a demolition permit for the three-story brick building at 4634 North Western Avenue in Lincoln Square on July 5. The teardown will allow for the beginning of a 74-unit residential development on the property that is to include the existing four-story building next door.

Located between Eastwood Avenue to the south and the CTA Brown Line elevated tracks to the north, the development would add a new-construction six-story building that would be joined to the existing four-story structure. Clad in brick and stone and designed by Hirsch MPG, the plan includes a rooftop amenity deck, 10 outdoor parking spaces, and 74 bicycle storage spaces. The apartment count includes eight studio, 28 one-bedroom, and 38 two-bedroom units. A total of 15 units will be set aside as affordable.

A permit exists for 4640 N Western Avenue as of July 26, 2023, listing the new building as an “addition” to the four-story structure at 4642 N Western. No word on when that permit might be issued; original plans had construction starting early this year.

Upon its completion, residents of this new development will be able to access the Western Brown Line platform via a short walk across the street. There, they’ll also be able to board Route 11 and Route 49 buses. A two-block walk northbound to Lawrence Avenue leads to the 81 bus.

  1. Great addition to the area. Better than the blighted properties that have been sitting there especially the northernmost property that’s has been sitting for decades.

    Hope this time its for real as it all seems like a ploy to keep the scaffolding permit up on the cell tower building (its been up and blocking sidewalks for at least a decade now).

    Wondering what the city can do about the former Spyners bar across the street… its sitting there dilapidated for years now…
