A five-story, 64-unit residential development at 6044 N Winthrop Avenue in Edgewater is adding windows to its masonry façade. Now topped out, the 60,000-square-foot building received a foundation permit from the City of Chicago on March 3 of 2023, followed by the full building permit on May 26, 2023.

A rendering from architect of record Kennedy Mann shows a two-tone brick-over-block design with rental units in the upper four levels, and commercial space on the ground floor, with glass wrapping around the corner spaces that face Winthrop Avenue. Amenities are to include a rooftop deck and fitness center. 35 parking spaces, some indoors and some outdoors, are also part of the project.

6044 N Winthrop Avenue is a development from North Park Ventures. They selected Quadrel Construction to be the general contractor. As of late June, many of the single-panel windows have been installed; pallets of additional windows are on site, ready to be placed.

Residents of 6044 N Winthrop will be about one-block equidistant to the Thorndale Red Line and Granville Red Line platforms to the south and north. The Route 36 bus is lass than two blocks west and can be used to connect to the 155 route for bus travel westward. The 136, 147, and 151 buses all have stops four blocks to the east.

Windows are noticeably smaller than the renderings…
Better for insulation/less heat exchange. They’re still plenty big enough.
I live in front of this building and believe me – windows are huge. European style of opening and closing what’s way better than usually you can see in U.S. And they do their job pretty fast.
