A permit for new construction has been issued for a mixed-use wellness center located at 4305 West Madison Street in West Garfield Park. The permit, which was applied for on September 27, 2023 and issued on July 19, allows for the construction of a three-story building with ground-floor retail, a gym, a community room, and medical office space on the second and third floors. The project also includes 20 parking spaces, two of which will be ADA-compliant.
The project will follow the 2019 Chicago Building Code and has received an administrative adjustment to reduce the required parking. The total fee for the permit is $45,344, with $43,519 paid towards building fees and $1,825 towards zoning fees. The reported cost of the project is $27,000,000.
The owner of the property is The Community Builders, based in Chicago. They worked alongside local architect Renauld Mitchell. When complete, the property will be a short walk from CTA Stations servicing the Green and Blue Lines.

It looks like there are 5 vacant lots along Madison before a structure. Is this proposed to occupy all 5 of them?
Great to see the west side getting the investment it needs. People will be skeptical but this is how an area like Garfield Park can finally start to bounce back and return to being the real neighborhood it once was
