A new construction permit has been issued for a proposed four-story mixed-use building at 1321 North Ashland Avenue in West Town. The permit, which was applied for on April 20 and issued on June 03 after a 410-day review process, allows for the construction of the new $2.25 million development.
The planned 9,742-square-foot building will feature ground-floor retail space, nine dwelling units on the second through fourth floors, balconies, roof decks and enclosures, an elevator, and an attached seven-vehicle garage with one ADA parking space.
The owner and developer of the project is Stephen Dykun. They are working alongside architect Victor Drapszo. Permit fees total $15,079.20, of which $375 has been paid so far with $14,704.20 still outstanding.
When complete, 1321 North Ashland Avenue will be located a short walk from bus service for Routes 9, X9, and 56, as well as the Division CTA Station, which services the Blue Line.
Is there a rule or law about required ADA spots per building or dwelling count? Like if you have parking spots at least one has to be ADA per X number of units?
Yes, see zoning code section 17-10-0900, Accessible parking (for people with disabilities)
