Construction Permit Application Submitted For 3310 N Lincoln Avenue In Lake View

Construction permits have been applied for the mixed-use development at 3310 N Lincoln Avenue in Lake View. Siting just north of the intersection with W School Street, the project will replace a one-story commercial building and a three-story residential structure. The project is being led by Mangan Builders who also own a nearby site.

Rising six stories and 83 feet in height, the building will bring added density to the area. The development was many years in the making, having received City Council approval back in 2022 and a completion date which never came. Now the Jonathan Splitt Architects-designed building will commence demolition work shortly.

With an angled L-shape, the ground floor of the project will contain a 1,500-square-foot retail space along the street front. Additionally a small residential lobby and small enclosed parking garage with seven spaces will fill out the lower level, with the garage being accessed from the rear alley.

The floors above will hold 24 residential units made up of four studios, 19 two-bedrooms, and one three-bedroom unit. Five residences will be considered affordable. Residents will have access to private balconies as well as a shared rooftop space. The building will be clad in a mix of red and black brick with stone accents.

With a total cost of $7 million, the project will be clear to rise once permits are approved. With Precision Excavation being in charge of the demolition job. It is also worth noting that the developers is planning a second sister building around the corner at 1654 W School Street, though no permits have been started for it.
