Model Home Completed for 10-Unit Wolfram Collection in Lake View

Baird & Warner and T2 Development have finished a model home and started building the remaining houses in the Wolfram Collection, a group of 10 new single-family homes in Lake View, located at 1632 to 1650 W Wolfram Street.

Jennifer Liu of Baird & Warner took over as the listing agent in early 2023. She sold the first model home and has a second home under contract. A new fully furnished model home, priced at $1,950,000, is ready now. Two more homes, priced at $1,850,000, will be finished by May and early summer.

According to a press release from Baird & Warner, strong interest led the developers to build all seven remaining houses. The Wolfram Collection has homes with five to six bedrooms, three floors, finished basements, high-end finishes and appliances, and options for customization on some homes. The houses also have detached 2½ car garages with extra deck space.

The development is in the Burley School District, close to Chi Che Wang Park and walking distance to restaurants, shopping, and grocery stores. Bus transit within a two-minute walk can be found for Routes 9, X9, and 76, while the nearest Brown Line CTA stop is Paulina Station, an 18-minute walk north.

Sales are expected to speed up in 2024 as interest rates are forecasted to go down from their 2023 highs. A completion timeline for the remaining seven homes is expected for the later part of this year.

    That differential spacing between the first and second window from the left is triggering.

  2. It looks terrible

    • Terrible? That’s very extreme. At minimum, they’re fine. I actually think they’re rather nice. However those windows being asymmetric is excruciating.. Can’t unsee it!
