A new five-story apartment building in Lake View has received approval for four variances. 1801 W Grace LLC is the developer behind the proposed residential structure, which would yield 62 total units and come with a rooftop deck.
The extent of the variances includes a reduction in the rear setback from the required 30 feet to 12 feet, the elimination of the need for an off-street loading space, permission for a driveway to access required off-street parking on a pedestrian street, and the allowance for the front building facade to be set back more than five feet from the sidewalk.
Jonathan Splitt Architects is behind the design, which includes multi-tone tan brick, inset balconies with glass railings, vertical bays, and dark metal accents.
There will be 31 parking spaces distributed across exterior surface parking and an indoor garage, as well as 62 bike slots. Nearby CTA service includes the Brown Line’s Addison station via a five-minute walk south, as well as Routes 50, 80, and 152 all within walking distance.
As noted in a recent Urbanize article, permits are currently processing for the $23.65 million construction. Neither a groundbreaking date nor completion date is currently known.
