Chase Tower Plans Renovation in The Loop

JPMorgan Chase has announced plans to renovate its 60-story Chicago headquarters in The Loop. Located at 10 S Dearborn Street, the 850-foot office tower will undergo a complete renovation from its plaza level to all of its floors.

Originally completed in 1969 and designed by Charles Murphy, the property is set for a redesign by Gensler, focusing on comprehensive enhancements to benefit its 7,200 employees.

According to JPMorgan Chase’s website, the renovation of the ground level is set to be extensive, integrating the plaza, lobby, and mezzanine into a cohesive space. This newly designed area will host an upgraded food hall, enhanced areas for dining and team collaborations, a revamped entrance in the lobby, and a communal space in the mezzanine featuring a large cafe area.

The project also entails a comprehensive refurbishment of the working floors, equipping them with modern technology and furniture. This upgrade will include meeting rooms, communal spaces, washrooms, and kitchenettes. As far as amenities, the lobby level will feature a new fitness center with a yoga/cycling room, wellness zones, and spaces for prayer and meditation.

Improvements are planned for the outdoor plaza as well, featuring new outdoor seating, a sheltered canopy, landscaped areas, and better access to the renowned Chagall “Four Seasons” mosaic. A notable feature of the renovations is the top-floor conference and client center in the 60-story tower, designed to provide panoramic views of the city and facilitate engaging events for both clients and staff.

A key component of the upgrade involves a comprehensive update of the building’s elevator system. All 55 elevators will be equipped with advanced “destination dispatch” technology to enhance efficiency and reduce wait and travel times.

The renovation is aligned with eco-friendly practices, targeting Leadership in Energy and Environmental Design (LEED) Certification. This includes the incorporation of automatic faucets and highly efficient plumbing fixtures that are anticipated to cut down water usage by 35%. The use of low-embodied carbon construction materials and low-emission substances will help maintain indoor air quality. In a move towards sustainability, close to half a million square feet of certified carbon-neutral carpeting will be laid across the majority of the office floors undergoing renovation.

“We’re incredibly proud of our 160-year history as Chicago’s premier financial services company,” said Doug Petno, Co-Head of J.P. Morgan Global Banking. “This significant investment in our Chicago headquarters reaffirms JPMorgan Chase’s commitment to preserving the city’s vital urban center as well as providing our team members with state-of-the-art facilities.”

According to an article by the Chicago Tribune, the work is expected to create 970 construction jobs while generating $377 million in local industry impact. A definitive completion date has not been established, but it has been reported that the renovation is expected to take two years to complete.

  3. this is awesome. Thank you, Chase, for your commitment to Chicago and the Loop business district. I love this building and worked in it in the 90s, great bones and a good place to “work destination”.

    • I, too, worked in this building in 1998: It was simply unbearable due to poor ventilation. As a result, my respiratory condition deteriorated significantly. If HVAC is not addressed (nothing indicates such), aesthetic upgrades are pointless.

    This was once the most impressive bank lobby in the world. Now it’s a glorified Starbucks with some ATMs, a few tellers, and lots of elevator security guards staring you down.

    Anything will be an improvement!
