Having reached its full height of six stories, the ongoing construction at 1257 W Roosevelt Road in Little Italy represents a collaborative effort between Related Midwest and the Chicago Housing Authority (CHA). This residential project forms part of the larger Roosevelt Square Phase 3B development, which features a variety of housing options, retail spaces, and the soon-to-open National Museum of Public Housing. The Roosevelt Square masterplan aims to offer a total of 2,441 housing units, including both multifamily and single-family structures.
The current project is designed to include 70 residential units, comprising 29 CHA units for those making 20 to 60 percent of the area median income (AMI), 20 affordable units for those making 60 to 80 percent AMI, and 21 market-rate units. Additionally, the building will offer a total of 40 parking spaces. These will be distributed between an indoor parking area on the ground floor and 22 outdoor spaces located behind the building, two of which will be accessible.
Amenities will include a fitness center, a dog run, and outdoor communal areas. The ground level will also feature the main residential lobby and a package room, both of which will be located at the building’s west end.
DesignBridge is the architect behind the building, which will feature a pixel-like pattern of black and white paneling atop brick cladding around the ground floor.
The location offers access to several bus lines, including Routes 7, 9, 12, 60, and 157. Meanwhile, the CTA Blue Line’s Racine station is approximately a 10-minute walk north of the site.
Bowa Construction, serving as the general contractor for this project, is expected to complete construction by later this year.
