1002 S Racine Avenue Continues Ascent in Little Italy

Construction at 1002 S Racine Avenue in Little Italy has risen to the fifth floor on a new six-story mixed-use building. This development is part of the Roosevelt Square Phase 3B plan, a collaboration between Related Midwest and the Chicago Housing Authority. The plan includes three mixed-income apartment buildings and the upcoming National Museum of Public Housing.

There will be 67 apartments in the building, with 17 units reserved for Chicago Housing Authority tenants earning 20 to 60 percent of the Area Median Income. The remaining 50 units will be offered at market rate. The project scope also includes 10,000 square feet of retail space for a new grocery store, as well as 33 surface parking spaces.

The design by LBBA and Moody Nolan will feature a light brick facade with red accents and dark gray paneling on the upper levels, as well as floor-to-ceiling windows.

In terms of transportation, the location is served by bus service for Routes 60 and 157 at the nearby Taylor & Racine intersection. The Blue Line’s Racine station is a 10-minute walk north, while the Pink Line’s Polk station is a 16-minute walk northwest.

Bowa Construction is the general contractor for the project, valued at $20 million. Completion is expected for later this year.

  1. I hope these versions of low-income housing hold to be more sustainable. Instead of concentrated poverty, mixed income allows for a better community and other resources to be more accessible. The two work hand in hand to prop each other up, too.

    This must be the framework for when that huge parcel of Cabrini Green gets redeveloped. The renderings are a start. Let 2024 pull the curtain back a bit more on the final scheme.

    • Because this isn’t a “version of low-income”, it’s mixed-income. The majority of the units will be market rate.
