Permits Issued For New Building At 2044 N Damen Avenue In Bucktown

Permits have been issued for a new four-story, mixed-use building at 2044 N Damen Avenue in Bucktown. The self-certified project was approved on November 28, after just 25 days of review.

This development, led by 2046 N. Damen, LLC, will include two dwelling units, first-floor retail space, and a two-car garage at street level. The plans include a deck over the garage, a rear porch with stairs connecting the third and fourth stories, and a rooftop deck with a pergola and stair enclosure.

Architect John Hanna is responsible for the design of the project. Masonry work will be jointly handled by All Concrete Chicago Inc and BM Builders Inc.

The project’s budget is $1,233,600 and permit fees totaled $7,321.92. When complete, residents of 2044 N Damen Avenue will be located steps from stops for the 50 bus line, and a 12 minute walk to the east from the Clybourn Metra Station, which services the UP North Line Train and the UP Northwest Line Train.
