Initial details have been revealed for a residential development at 5451 N Ravenswood Avenue in Edgewater. Located just south of the intersection with W Catalpa Avenue, the new proposal will replace a large vacant lot at the westernmost edge of the neighborhood. Developer Sigma Builders Inc. is working with local firm IURO & Associates on its design.
The double Chicago lot spans 50 feet in width and 120 feet in depth, providing a total of 5,969 square feet of buildable land. To its immediate west are the elevated Metra tracks and the Rogers Park Montessori school. Although a project is being proposed, the land is still currently shown for sale on Redfin for $875,000.
The proposal itself will rise four stories tall and around 40 feet in height, containing six residential units within. The ground floor will be slightly elevated with a garden level below, with the project also containing six vehicle parking spaces in the rear. While not fully required to, one of the residences will be considered affordable.
Though not many details have been made public, the structure will be clad in brick with stone accents and horizontal belts. There will also be inset balconies on the front and typical back stair landings. The developer is seeking to rezone the lot from RS3-residential single unit to B1-neighborhood shopping district, though no commercial space will be included. Currently no construction timeline is known.
