A renovation project is underway at 3801 S Spaulding Avenue in Brighton Park, aimed at converting a former storefront on the first floor of the building into a residential space.

This renovation, led by owner-occupant Bill Yang, is primarily focused on addressing code violations by transforming the existing first-floor front store into a residential unit. This change will result in a two-story building with two residential units – one on the first floor and the other on the second floor. The project also includes the removal of an existing exterior southeast stair.

Architect Feng Zisong is responsible for the redesign. General construction duties have been assigned to Jian Xin Construction LLC, a Chicago-based contractor. Masonry work will be executed by Concrete Unlimited.

The budget of this project is $10,000 and total permit fees amounted to $1,675. Residents of 3801 S Spaulding Avenue are located a three-minute walk to the south from bus stops for Route 39, and a three-minute walk to the east from bus stops for Route 52.
