A permit has been issued by the City of Chicago for the renovation of a 1-story commercial building at 2433 S Central Park Avenue in Lawndale. The project, overseen by owner Jesus Ruiz, is planned to convert the existing commercial space into two dwelling units on the first floor. Initiated on March 10, 2023, the renovation plan received approval on November 8, 2023, after a review process lasting 243 days.
Architect Victor Drapszo is leading the design of this conversion. The plan involves extensive alterations to adapt the current commercial space for residential living. Electrical installations are being managed by Montoya Electric, while EZRA Electric and Construction are handling the general contracting responsibilities. The masonry work is a joint effort between Bruno Construction and New Age Construction LLC.
The estimated cost of this conversion is $80,000, in addition to permit fees for the conversion, which totaled to $3,976.00. When complete, residents of 2433 S Central Park Avenue will be steps from stops for the 82 bus line, with the Central Park CTA station, which services the Pink Line, a 10 minute walk to the north.
