A permit has been issued for a four-story residential building at 1647 W Irving Park Road in Lake View. This new filing appears to represent an updated proposal following last year’s issuance of a construction permit that is no longer in the Chicago Data Portal.

Developed by Irving Flats LLC, the new construction will yield eight units. The two uppermost units will come with their own private rooftop decks, while the lowermost pair will be duplexes spanning the basement level and the ground floor. Other features include a masonry trash enclosure, a six-foot fence, bike parking, and two detached garages with eight parking spaces.

Michael S. Cox is behind the design. According to elevations originally posted by Urbanize, the structure’s height has been lowered from 52 feet to just under 46 feet. It is unknown if this amendment happened before the original permit issuance or if it is new to these latest plans. The reduced-height street wall will forego its prominent cornice but retain its stacked protruding balconies and brick facade with stone accents.

The site is less than a minute’s walk west from the Irving Park & Paulina bus stops for Route 80, while Routes 9 and X9 are available via a three-minute walk east. Meanwhile, the Brown Line at Irving Park station is a five-minute walk west.

The general contractor was not explicitly mentioned in this latest permit, though last year’s listed Mangan Builders LLC. A timeline for the $2.4 million build has yet to be announced.
