Construction is nearing completion on Madison + Carpenter, a six-story mixed-use building at 6 North Carpenter Street in West Loop. The project, led by ZSD Corp, comprises 13 condominium units atop ground-level retail. As seen from signage, Belmont Bank & Trust will occupy this commercial space.
Units within Madison + Carpenter range from 2,400 to 3,800 square feet in four- to five-bedroom layouts. Features include floor-to-ceiling windows, private balconies, family rooms, and a flex room that can serve as a home office, gym, den, or children’s area. All units have been sold, having cost between $1.75 million and $3.5 million.
SGW Architecture & Design is behind the design, showcasing a a mixture of dark metal I-beams, floor-to-ceiling windows, and large terraces. The building’s crown is marked by an open-air parapet rising from the southeast corner.
The ground floor will contain 23 resident parking spaces in a heated garage, while the building’s location offers access to an array of addition transit options within a 10-minute walk. These include Divvy bike stations, bus service for Routes 8 and 20, and the Morgan CTA station for the Green and Pink Lines.
ZSD Construction, a subsidiary of ZSD Corp, has overseen the construction general contractor. An exact move-in date for residents could not be found, though will likely take place in the coming weeks.

banal black box
This is not a box, nor is it banal. Are you instead a bot? Maybe that’s the “b” word you were looking for
Ok…who introduced the word “banal” to Millenials? Cuz, like, they’re using it more, like, than like? Like right?
I am sure the “banal” folk aren’t even from Chicago or live near the region. The international style became trademarked with Mies here. If anything, we are returning to our midcentury roots. I like some color here and there and would love a stronger presence of brick and timber. And some do nothing but whine about stuff being too glassy.
Anything gets proposed or built in this city; the architecture “experts” come out of the woodwork to give us a piece of their mind.
Best part, I have heard 3 year olds express more eloquent thoughts and opinions.
The day’s letter was B not too long ago, and the Banals made that a personality.
Nothing but a bunch of trolls who have thrown “banal black box” into every comment section by default, even for buildings that are not boxes, not black, or are neither.
