The mixed-use development at 1043 N Rush Street in Near North Side has completed structural work for both floors. Led by L3 Capital and designed by GREC Architects, the building will soon showcase a tan brick cladding, dark metal highlights, and arched street-level bays.
With 80 feet of total frontage, the ground floor is advertised for three retail units labeled A through C, with sizes varying from 2,359 to 2,609 square feet. The upper floor, meanwhile, is set to host the new Carmine’s restaurant, complemented by a street-facing entrance and a setback terrace providing views of the Rush & Division Streets triangle. The southernmost section of the ground floor will also be set aside for street-level access to Carmine’s. L3 Capital’s web page on the project notes that up to 7,418 square feet of space is available for single tenants, indicating that these retail units can be combined. However, it has since been reported by Crain’s that the Swiss shoe company, On, will occupy the ground floor. The number of units that On will occupy is currently unknown.
Multiple transit options are available nearby, including bus Routes 3, 10, 22, 26, 36, 66, 70, 125, and 151. Patrons and tenants will also find the CTA Red Line via a six-minute walk to Chicago Station.
Pepper Construction is overseeing the $4 million project, targeting an opening in the first quarter of 2024.

With most new developments with retail trying to provide the largest space possible for the least number of tenants (e.g. “anchor tenant”), it’s fantastic to see this one go small-scale, making it easier and more affordable (relative) to lease. Who needs an anchor tenant? Retailers come and go, make it easy to do so! Bravo!
Your sqft numbers in article do not match the pic. Also, I thought Carmines ground floor was Tenant D, otherwise how would we get up to two?

L3 Capital’s website mentions available retail offerings up to 7,418 square feet on the ground floor, which indicates that tenants would have the option to combine units. However, this part wasn’t clear in the original wording and has been updated for clarity. The minimum unit size has also been updated. You are correct that Carmine’s will occupy the Tenant D space, so we have mentioned that as well
Another thing to note is that the Swiss shoe company backed by Roger Federer, On, has also leased space in the building.

Hi Jack, Thanks for the update on 1043 N Rush. Do you know the status of the building immediately north? I remember reading about lots of lakefront ordinance meetings but haven’t seen any development plans for the proposed 7-stores building there.
