A construction permit for a new mixed-use development located at 3202 N Racine Avenue in Lake View has been approved. The project will comprise a 5-story, III-A-type building with 27 apartment units. Owned by 1200B Inc., the project will also feature ground-floor parking, retail space, and a basement.
The architect responsible for the design is Ronald Vari of Vari Architects. Currently, no drawings or renderings have been made available.
Parking accommodations will be made available through a ground-floor garage, providing convenience for both residents and visitors. Transit options include a Divvy bike station just across the intersection of Racine and Belmont, which also offers bus service for Route 77. The closest CTA trains can be found via an eight-minute walk east to Belmont Station, which offers Brown, Purple, and Red Line service.
Exemplary Builders Inc. is listed as the general contractor for this development. The project has a reported construction cost of $3,500,000. As of now, an estimated completion date has yet to be provided.

Seems like it’ll be replacing the BP gas station? If so, I love it when a better-fitting urban design replaces the mistakes of the car-utopic-thinking of the 1950s and 60s. Hopefully the parking is completely relegated to the rear so it doesn’t take away from the opportunity to make this a better pedestrian experience.
