3914 N Lincoln Avenue Receives First Construction Permit in North Center

The initial foundation permit has been issued for a mixed-use development at 3914 N Lincoln Avenue in North Center. Occupying a trapezoidal lot between N Damen Avenue to the west and N Lincoln Avenue to the east, the project is set to replace an empty lot along with various existing structures. The 24,554-square-foot property will host a five-story, 97,773-square-foot building with 68 residential units. Longford Construction leads the project, with SPACE Architects + Planners behind the 61-foot-tall design.

After community input on the initial design for the N Damen Avenue street front, the now-approved plans will feature 27 vehicle parking spaces, a 6,300-square-foot retail space on N Lincoln Avenue, and a gym and smaller 1,247-square-foot retail space on N Damen Avenue. The upper floors will comprise 60 two-bedroom and eight three-bedroom units, with rents starting at $2,300 monthly.

The design uses complementary materials like brick, limestone, and dark metal paneling. The massing is divided into vertical bay sections separated by large inset balconies, while its uppermost floor is set back from the street wall.

Seven units will be on-site affordable residences, with the remaining seven required by code being off-site. Residents will receive a one-year Divvy bike membership and access to a range of public transportation options. Within a one-block radius, bus transit can be found for Routes 50 and 80, while the closest Brown Line CTA stop is Irving Park Station, a six-minute walk east.

With Longford Construction set to break ground soon, the finalized completion timeline has yet to be established.
