Facade work has now completed for The Reed, a 41-story residential tower at 234 W Polk Street in South Loop. Developed by Lendlease, the 447-foot-tall tower comprises 440 units, including 216 condominiums and 224 apartments, with one-, two-, and three-bedroom options ranging in size from 630 to 1,670 square feet. Prices range from the low $400,000s to $1.4 million.
Designed by Perkins + Will, The Reed’s facade features glass and dark metal patterns, with a higher glass-to-metal ratio on the west side to optimize river views. The tower sits atop a garage podium with open-air floors wrapped in a metal screen wall. The podium garage has 300 parking spaces, and multiple transit options are available nearby.
The Reed’s interiors feature industrial chic finishes, including floor-to-ceiling windows, hardwood flooring, Bosch appliances, quartz countertops, porcelain backsplashes, custom-designed vanities with Kohler and Hansgrohe fixtures, and communal seating areas that double as workspaces. Condo owners have access to a special amenity suite on the second floor.
Amenities at The Reed include a resort-style pool deck with outdoor kitchen, grilling stations, dining and seating areas, fire pits, and berms for sunbathing. There is also an indoor bar and lounge, a separate lounge room with TVs, a pool table, and seating areas, an indoor/outdoor fitness center, and salon and massage rooms.
Lendlease served as both the developer and general contractor for The Reed, with a reported construction cost of $137 million.
