Full permits have been issued for a new residential development at 5354 N Sheridan Road in Edgewater. The corner lot, located at the intersection of N Sheridan Road and W Balmoral Avenue, is currently home to the Wing Hoe Restaurant. Tempus Properties is spearheading this latest addition to the neighborhood.

The current design by 2RZ Architecture envisions a five-story residential building. Set to contain 50 units, the project will yield 34 one-bedroom apartments and 16 two-bedroom residences. On the ground floor, 25 parking spaces are set to be provided, along with a bike repair room adjacent to the lobby.

The new structure will rise 74 feet, featuring a mix of fiber cement panel and metal paneling. Black-framed windows are designed in a punched opening expression, while balconies will mostly hang from the facade, with a few recessed into the building’s footprint.

The greenlit proposal follows an earlier version that stalled in 2019 after the Zoning Board of Appeals denied a rear setback variance. The initial plan also included 50 units but was only four stories tall and offered 21 parking stalls rather than 25.

With D.O.M. Properties serving as general contractor. A timeline for construction has yet to be announced.

  1. Question: Will this development have affordable housing opportunities (e.g., 30% of income)? If so, how does one apply? Please advise.

    Thank you.

Hi Caesar, there will be five affordable units for this one. As for how to apply, I believe they have yet to release the link. We will include that info in subsequent updates once it’s posted
