North Wells Capital’s 16-story mixed-use tower at 311 W Huron Street in River North is quickly rising and now clearly visible from a range of new vantage points. The tower will stand 226 feet tall and offer a blend of retail and office space. North Wells Capital secured Spins as the anchor tenant with an $88 million lease, allowing the building to commence construction. Spins will occupy the top four floors of the tower.

The tower will be 153,000 square feet in size, with Class A office space and 8,500 square feet for retail. Floor plates will measure 16,250 square feet and feature ceiling spans of 12’9″ high. Each floor will have floor-to-ceiling windows and private terraces, with access to top-floor amenities including a fitness center, lounge area, and rooftop deck. Parking will be available in an integrated garage with 137 spaces at the tower’s base.

The tower, designed by NORR, will feature a glass and metal panel facade, with a curved penthouse, and a kinetic wall along the podium composed of moving metal pieces that respond to wind. The nearest transit is one block north at the Chicago station, where Brown and Purple Lines are available, with bus service for Route 37 accessible via a one-minute walk to Chicago & Franklin and Route 66 via a four-minute walk northeast.

ARCO Murray is the general contractor and the project is expected to be completed by September 2023.
