Construction is now well underway for 151 N Michigan Avenue in New Eastside, where BJB Partners has planned for a three-story mixed-use building. Located at the prominent corner of Michigan Avenue and Randolph Street, the development replaces a former single-story restaurant venue. The new construction will house a total of 15,000 square feet of commercial space, of which 5,300 square feet will be retail on the first level. This level will be split into either two or three commercial units depending on demand. The above floors will either be office or additional retail, along with a bridge connection on the second level to the adjacent Millennium Park Plaza.
Lamar Johnson Collaborative has designed the contemporary-styled edifice, set to rise 74 feet. The exterior will be made up of dark metal panels and tall window storefronts. There will also be two terraces on the second and third floors respectively, each equipped with guardrails and views overlooking Grant Park and the surrounding cityscape. The third-floor terrace will span 1,000 square feet, while the rooftop space will be even larger and is expected to serve residents of Millennium Park Plaza.
Despite no new parking, the future development of this site, located centrally within Downtown’s transit network, will guarantee easy access to Routes 3, 6, 20, 26, 66, 143, 151, and 157 along Michigan & Randolph. The Metro can be accessed conveniently from Millennium station, while the CTA L lines are within a five-minute walk.
As of now, completion is currently anticipated for 2024.

Really low density for the area…
You do realize this is owned by Millennium Park Plaza and they are not going to build something tall there to block all the views from the south elevation???
I remember back in ~ 1975 there was a temporary structure on this site serving as the sales center for the Harbor Point Condominium under construction at the end of Randolph Street
Ah, right next door to the worlds ugliest condo building. Either reclad or demo it please and use the incredible location for something spectacular
I wish they made this a temporary dog park or something until someone with a real vision came in
Seems risky building it so tall!
Reminds me of the custom-built Flemings restaurant building next to Pizzeria Uno.
Can’t wait to see this eventually become a CVS, too. :/
Wish a restaurant would go there with the great setting .
And , yes, I know Rosebud nextdoor and like it .
