A permit was approved early this week for a new three-story residential building at 2655 W Monroe Street in the East Garfield Park neighborhood. The owner is listed as Lotus Property Group, and the current plans indicate this project will yield four total dwelling units, a basement, a roof deck, and rear staircase with decks on all levels. The project will be fenced and will also feature a three-vehicle parking pad at the rear. The lot is currently vacant. Helen Liptak is listed as the architect of record. Current renderings have not been made public.
The closest bus service available is Route 94 and can be found at California & Wilcox via a four-minute walk southwest. Route 20 can also be boarded at the Madison & Washtenaw stop via a two-minute walk north. Those looking to access transit via the CTA L will find the Green Line at the California station via a nine-minute walk north. There are a number of retail and dining options along W Washington Boulevard.
Nath Construction LLC will act as the general contractor for the $500,000 construction. A complete timeline and an anticipated completion date have not yet been revealed.
