Caisson Permit Issued for Westhaven Park IID in Near West Side

This week, an initial caisson permit was issued for a 12-story mixed-income residential tower in Near West Side. Located at 145 N Damen Avenue, the building has been dubbed “Westhaven Park IID” to reflect its status as Phase II Part D of the broader Westhaven Park masterplan. The multi-stage development has been planned by Brinshore Development and The Michaels Organization, replacing the former Henry Horner Homes that once occupied the site.

The 136-foot edifice will be anchored by a ground-level retail component, with 96 total apartment units on the upper floors. Units are divided into 63 affordable residences and 33 market rate residences with floor plan sizes ranging between one- and two-bedroom layouts.

The design by Landon Bone Baker Architects is characteristic of the firm’s contemporary style, with concrete siding and variably spaced windows. The high rise portion will complement the more masonry-styled surroundings of the rest of the master plan.

With only 16 on-site parking spots and 106 biking spots, the project is heavily transit oriented. Closest bus stops can be found for Routes 50 at the adjacent intersection of Damen & Lake. Currently, the closest CTA trains are located at Ashland Station via a 12-minute walk east. However, plans have called for a new Damen Green Line station that is currently under construction adjacently north of the site.

McShane Construction will serve as general contractor for the $41.2 million project, with $10 million of that funding stemming from a TIF payment approved by City Council. As of now, an exact construction date has yet to be announced.
