Renderings Revealed for Residential Development At 1323 S Wood Street in the Illinois Medical District

Renderings have been released for the upcoming residential development at 1323 S Wood Street in the Illinois Medical District. Melrose Ascension Capital is heading the development which has been dubbed The Nightingale at IMD.

The multi-family residential building will rise five stories and hold 125 dwelling units across 105,400 square feet of space. Plans indicate there will be 45-vehicle surface parking lot at the rear of the building. Future residents will have access to 63 interior bike parking spaces. It appears that the unit mix will include 31 studios, six convertible units, seven junior one-bedroom units, and 81 one-bedroom apartments. It’s reported that rent will start at $1,599 per month.

Community amenity spaces will be found on the ground and fifth floors. This will include a fitness center on the ground floor and a dog spa with access to an exterior dog run on the eastern end of the property. The indoor amenity space on the fifth floor will involve seating that overlooks an outdoor terrace.

Designs come by way of Pappageorge Haymes. According to the renderings, the edifice will feature fiber cement panels and plenty of windows to ensure plenty of light throughout. The designs also call for aluminum and glass railings which will notably be used for the outdoor terrace on the fifth floor.

A number of measures have been taken to meet sustainability requirements. The development plans to exceed the energy code by 5 percent, exceed the stormwater ordinance by 25 percent, plant trees, install at least 50 percent green roof, and reduce indoor water usage by 40 percent. The building will also participate in a sponsored bike share program and will provide electric vehicle charging stations, install a CTA digital display, engage in workforce development, and implement bird protection.

With site plan approval under the umbrella of the extensive Illinois Medical District’s Planned Development, the project has already been approved. At the time of this writing, no timelines for the construction have been announced nor permits filed.
