Permits were issued yesterday for a new three-story residential building located at 3146 S Shields Avenue in the Armour Square neighborhood. Henry Tam is listed as the permit owner. Plans indicate that the scope of the project will include the construction of three total units with a basement level. The building will have an exposed rear staircase accessible on all levels. There will also be a three-car parking pad. A permit has been submitted to remove the current structure though it has yet to be issued.
Steven Smutny is listed as the architect of record. As of now, no drawings or renderings have been posted. However, the filing’s two masonry contractors suggest the building will involve a brick exterior.
Future residents will have plenty of transportation options readily available on foot. Route 31 bus service can be found at 31st Street & Wells via a four-minute walk east. Residents can find CTA L access for the Red Line at the Sox-35th station via an eight-minute walk southeast. There are many dining and retail options along the nearby W 31st Street.
Kuo Construction will be acting as the general contractor on this project. The filing indicates that construction is expected to cost $300,000. A timeline or completion date for the project has not yet been revealed.
