The Chicago Department of Planning and Development has recently approved the site plan for a new residential development at 1323 S Wood Street in the Illinois Medical District. Located on the northeast corner with W Hastings Street, the project replaces a vacant lot at the southern edge of the larger district. Although no developer was listed, the building’s design comes from local firm Pappageorge Haymes and its site plan approval indicates it will not have to seek a Plan Commission approval.
The linear structure will rise five stories and 59 feet tall with a small mechanical level reaching 68 feet in height. With a 105,400-square-foot footprint, it will deliver 125 residential units upon completion made up of 31 studios, 13 convertibles/junior one-bedroom, and 81 one-bedroom apartments. Future residents of the L-shaped building will have access to standard amenities like a full gym, outdoor dog run, a micro-park, as well as an expansive fifth-floor outdoor terrace.
Along with the units the developer is also planning 45 vehicle parking spaces located in the back of the building accessed from the existing alley, some of which will be covered under the building footprint above. Also provided will be 65 bicycle parking spaces and readiness for electric vehicle charging in the future. The structure itself will be clad in varying color cement panels with aluminum windows and storefronts on the first floor.
Although no further details have been revealed for the project, we can assume at least 20 percent of the units will need to be affordable per city guidelines. It is also worth noting site plan approvals are normally saved for larger planned developments, as the site is surrounded by similar empty lots it could be a sign of more to come. No construction timeline has been set at the moment but the project joins many others in the booming Illinois Medical District.
