A demolition permit was filed this week for a two-story masonry residence along with a detached frame garage located at 453 W Briar Place in the Lake View neighborhood. The permit’s owners have been listed as Briar Street 453 LLC.

The closest bus options can be found at the Sheridan & Briar stop via a three-minute walk east. Buses available at this stop include Routes 134, 143, 151, and 156. The CTA L Red, Brown, and Purples Lines can be found at the Belmont station via a 15-minute walk west. There is a very active restaurant and retail scene along the N Halstead Street corridor.

Precision Excavation LLC is serving as the demolition contractor on this project. Plans have been submitted for a two-story single-family residence. The plans indicate the presence of a basement as well as a detached two-car garage with a rooftop deck.

  1. Tear down a perfectly adequate two story home just to build another two story home. Well done Chicago.

    • Indeed, this one just feels quite greedy…that’s a well-restored piece of Chicago architecture history. If the owner wants a bigger single family house, go buy an existing one or tear something dow that’s truly dilapidated.

  2. I absolutely agree with the above two commenters. Why are we allowing Chicago’s unique vintage housing stock, especially a graystone, be destroyed. Please forward these comments to the alderman of the ward. This is an affront.

  3. Another damn teardown… To be replaced with the exact same thing. Shameful Chicago. Why is this so prevalent in Chicago, across the city, but doesn’t happen in New York, Boston, Dc, Philly, SF, etc., also cities with beautiful housing stock?

  4. Every single day, another piece of what makes the character of Chicago so unique gets destroyed. So many vacant lots across the city in ALL neighborhoods, but let’s tear down a perfectly good building to replace with a boring box. Well done.

  5. What a perfectly pretty little house with gorgeous landscaping. What a perfect shame it will be senselessly razed.
