A permit was approved on Friday for a new three-story residential building to be located at 4745 S Michigan Avenue in the Grand Boulevard neighborhood. The owner is listed as GT Alternatives LLC and plans indicate this project will yield three total units. Additionally, the permits include a plan for three-car parking pad. The development will replace a previous structure.

Stern Group Architects LLC is listed as the architect of record. No drawings or renderings have yet been disclosed.

The closest bus service available is Route 47 and can be found at 47th Street & Indiana via a three-minute walk northeast. The CTA Green Line can also be accessed nearby at the 47th Street station via a six-minute walk northeast. There are many retail, dining, and lodging options in the vicinity within walking distance along 47th Street.

GT Alternatives LLC will also act as the general contractor for the $300,000 construction. A full timeline and an anticipated completion date have not yet been revealed.

    It’s hard to beleive they would have to demo that building when half the neighborhood is vacant lots. Is there more to this story to confirm?

  2. Lemme get this straight… these nimrods are planing to tumble a beautiful Chicago original instead of purchasing some of the acres of prairies around this building and building an eyesore there. Where is the logic in that?

  3. Lmao, this city is a joke, literally miles of vacant land they can build on and they decide to tear down this beautiful structure, this should be illegal.

    • I was hoping that when they said “will replace a previous structure” they were referring to a structure that was torn down years ago – hence an empty lot. Then I Googled the address and sure enough the address is in fact this building. Why or why would someone do something like this when it’s a beautiful building (and the new building won’t even compare) and second it is surrounded by empty lots. I agree, this should be illegal.

  4. Why???? This is a perfectly good building that is already there. It is the Chicago style which is disappearing all too rapidly from our city. SO much vacant land all over the south side and other vacant, half-demolished buildings, yet they pick one like this to demolish??? Makes absolutely zero sense.

  6. I really hope that this is a mistake. If you zoom in on Google streetview or refer to open street maps, this existing structure is technically 4747. If the permit is listed for 4745, does that mean they are building in the empty lot next door?
