New Permit Issued for 2442 W Division Street in West Town

A permit was approved on Friday for a new four-story multi-use building to be located at 2442 W Division Street in the West Town neighborhood. The owner is listed as 2440 W Division LLC with plans that indicate the first level will be an office space. The second, third, and fourth floors will feature residential units with front decks on all levels. The permit also indicates the presence of enclosed rear stairs that will continue up to a rooftop deck. The building will include a first-floor two-vehicle garage, and a second detached two-vehicle garage with a second deck on the roof. The building will replace a vacant lot.

John C Hanna is listed as the architect of record. No drawings or renderings have yet been disclosed, though the filing description has indicated a masonry facade as well as a masonry trash enclosure.

The closest bus service available is Route 70 and can be found at Division & Campbell, steps outside of the planned venture. Western & Division is also easily accessible via a three-minute walk east where Route 40 can be caught. The CTA L Blue Line can be accessed at the Damen station via a 21-minute walk northeast.

There is an abundance of retail and dining options in the vicinity, many of which are located right along Division Street. There are plenty of other options also available on nearby N Western Avenue. The beautiful green space Humboldt (Alexander Von) Park is a 21-minute walk northwest.

Panoptic Group Incorporated will serve as the general contractor for the $971,600 construction. A detailed timeline containing further information such as an anticipated completion date has not yet been revealed.

    Sooo. STOP WORK ORDER!!! Maldonado lets this get upzoned a few years back from b1-1 to b1-2, but now that the footings are poured he wants to re down zone this. One could only speculate that he received a “donation” for the up zone, but nothing was offered up to him from the current builder. Sooo. Down you go. I hope thats a lawsuit that I smell cause something is truly rotten in Puerto Rico Town.
