Full construction permits have been issued for a three-story residential building at 2714 W Cortez Street in West Town. J.I.R. Enterprises Inc. is the filing owner, who is planning three total units, a rooftop deck, a back porch, and a basement. The property was formerly occupied by a single-story masonry building located in the rear of the lot.
Stern Group Architects is the architect of record. Neither drawings nor renderings have yet been revealed, though the filing description mentions a masonry exterior.
Parking will comprise of a three-car detached garage. As far as bus transit, residents wishing to access Route 94 can find nearest north and southbound service at the intersections of California & Augusta and California & Thomas, each located a three-minute walk from the site. Additional nearby service is comprised of Route 70 via a seven-minute walk northeast to Division & Washtenaw. While no CTA L trains are available within a 20-minute walk, the Metra’s Western station is located a 22-minute walk southeast.
Green space in the vicinity consists of the 207-acre Humboldt Park to the northwest and Smith Park to the southeast. Additionally, The Chicago High School for the Arts lies directly across W Cortez Street.
J.I.R. Enterprises Inc is also serving as general contractor for the $500,000 development, whose anticipated completion date is not currently known.
