Demolition permits have been issued for a two-story masonry building located at 2836 N Cicero Avenue in Belmont Cragin. The mixed-use structure resides on a larger mostly vacant plot, which was brokered previously by WNR Realty Group.

Anoosh Varda is the filing owner, whose exact plans have not yet been revealed. However, the property is zoned under the B1-1 Neighborhood Shopping District, which allows for retail storefronts and apartments above the ground floor. As far as density, B1-1 permits a floor area ratio of 1.2, whereby any new building may have up to 1.2 times the floor area of the containing lot. It is unclear if the owner will seek to amend the current zoning designation.

For nearby bus transit, the intersection of Cicero & George is available less than a two-minute walk north, with north and southbound stops for Route 54. Additionally, service for Route 76 can also be found via a two-minute walk south to Diversey & Cicero. No CTA L stations are within a half-hour walk, and the closest Metra station is at Grand/Cicero, a 25-minute walk south.

Nearest green space consists of Park 552 via a 10-minute walk northwest, Kelvyn Park via a 12-minute walk southeast, as well as Cragin Park via a 16-minute walk southwest.

Cancun Concrete Company LLC is the wrecking contractor for the structure. No additional permits have been filed or issued, and a completion date is not yet known.
