Groundbreaking Expected in July for Life Sciences Building at 1200 W Concord Place in Lincoln Yards

Groundbreaking is planned for July for the Life Sciences Building located at 1200 W Concord Place in Lincoln Yards. Planned for the southern half of the site, dubbed Lincoln Yards South, the project site will be on the southernmost portion of the larger property. Sterling Bay is the developer behind the project.

Approved in 2019, the Lincoln Yards development spans 53 acres and will include up to 14 million square feet of new commercial and residential construction, including up to 6,000 residential units with a 20 percent affordability requirement, 21 acres of public open space, and multiple infrastructure and transportation improvements.

The first construction at Lincoln Yards will be the life sciences building, rising eight stories and holding 320,000 square feet of lab space. Sited on Parcel G.1, the building will rise on the south side of the W Concord Place extension, fronting the Chicago River.

Designed by Gensler, the design of the building emphasizes light and air with openness throughout. The facade is a combination of glass and aluminum with solid slab edges for the floorplates. The massing is split into two bars that are offset to extend views to the river and the downtown core. Tenants and visitors will enter the building along W Concord Place through a double-height lobby that faces the river. The typical floor plate maximizes flexibility for tenants, while a staircase on the western facade allows for ease of travel between floors. Each level has an exterior terrace along the eastern facade facing the river. Parking and loading is screened and accessible directly from W Concord Place.

Placed on a 60,000-square-foot lot, the building will front the Chicago River with a generous setback between it and the river. The riverwalk section is connected to W Concord Place to allow for bicycle and pedestrian access. Stepped terraces are used to create different spaces within the riverwalk section while also integrating bike and pedestrian paths. Seating elements and landscaped areas are incorporated into the space. The landscaping will feature a minimum of 60 percent native species.

Additionally, Sterling Bay recently announced the completion of the clean-up of 55 acres of polluted brownfield land on the Lincoln Yards property. The existing land was heavily polluted and unsuitable for community use. Environmental remediation has been underway since 2017, and the northern portion was completed in 2019. The environmental work cost approximately $9 million.

With the clean-up work now complete on both portions of the parcel, new construction will begin in July with the life sciences building. Completion is expected for 24 months after groundbreaking.

  1. Getting more and more excited about this development and the Elston Corridor! On the radar right now are 1525 N Elston nearing completion, Triangle Square nearing completion this new LY life sciences build breaking in July 2021, and the Morton Salt redevelopment being recently approved.

    Does anyone have info on what is going on with 1324 W Concord Pl? It’s an old fire station being redeveloped. The PIN indicates the owner as Sterling Bay. Potential LY HQ?

    • As for the parcel at 1324 W. Concord Place, it’s going to be redeveloped from its current state as an old fire station. Hope that helps!
