Renovation permits have been issued to convert a single-story masonry office building to a two-story mixed-use building, located at 6603 W Higgins Avenue in Norwood Park. The owner 6603 W Higgins Limited has planned to renovate the ground floor’s interior while adding a second residential level with both front and rear balconies.
Ramon Contreras is the redevelopment’s listed architect of record. No drawings or renderings have been published, and it has not been confirmed if the second floor will also be masonry.
For bus transit, residents will find nearby northwest and southeast-bound service for Route 88, which can be found at the adjacent intersection of Higgins & Natoma. Meanwhile, tenants and residents will find service for Route 86 via a six-minute walk southeast to Nagle & Higgins. Those looking to board the CTA L’s Blue Line can find access at Harlem station vi a 18-minute walk northwest. As for the Metra, Gladstone Park station is available via a 20-minute walk northeast.
Green space in the vicinity consists of Norwood Park to the north and Austin Foster park to the east. Both John W. Garvy Elementary School and William Howard Taft High School are also within walking distance.
Form Creation Corp is serving as general contractor for the renovation and second-floor construction. An anticipated completion date is not currently known.
