Demolition permits have been issued for a three-story masonry building at 2130 S Central Park Avenue, located near the southern edge of North Lawndale. It is unclear what the owner, EAM Properties LLC, is planning to have replace the former convent building. However, the property is zoned for RT-4, which allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 also permits a floor area ratio of up to 1.2, whereby any new development may have up to 1.2 times the square footage of the lot itself.
Nearby bus transportation includes stops for Routes 21 and 82, available less than a minute walk south to the intersection of Central Park & Cermak. Those looking to board Route 157 will find additional stops via a three-minute walk north to Ogden & Central Park. For the CTA L, any future residents will find the Pink Line at Central Park station via a two-minute walk north.
Various smaller parks also lie within the area, including Park No. 519 to the northeast, Homan Playground Park to the east, and both Shedd Park and Family Park to the southwest. The southwest corner of the much larger, 162-acre Douglass Park is also reachable via a 17-minute walk northeast.
Taylor Excavation & Construction is serving as wrecking contractor for the 22,652-square-foot structure. A timeline for any future construction is not yet known, and no other permits have been issued or filed.
