Demolition permits have been issued for a two-story masonry building located at 5119 N Claremont Avenue in Lincoln Square. It is unclear what the owners, filed under Susan and Dinikar Russell and Vinnakota, are planning for site. However, the current zoning designation is RS-3, which allows for detached single-family homes and two-flats. This designation also allows for a maximum height of 30 feet and a floor area ratio of 0.9, meaning that any replacing structure may have a floor area up to 90 percent of the area of the site itself.
Nearby bus transportation includes a three-minute walk northwest to Foster & Western, with north and southbound stops for Routes 49, 49B, and X49, as well as east westbound stops for Route 92. A six-minute walk west to Lincoln & Foster, meanwhile, are north and southbound stops for Route 11. Nearest CTA L service includes a 13-minute walk south to the Brown Line’s Western station.
Future residents will find ample recreational space via a four-minute walk east to the 22.4-acre Winnemac Park. Lincoln Square’s commercial center at the Lincoln, Western, & Lawrence intersection is also in the area, located a 10-minute walk southwest.
All Concrete Chicago is the wrecking contractor for the previously-occupying multi-unit structure. No additional permits have been filed or issued, and a full timeline for any new development is not yet known.
