Zoning has been approved for a four-story residential building at 3604 N Campbell Avenue in North Center. The owner, listed under 2604 North Campbell Avenue, LLC, is planning 12 total dwelling units. Zoning designation of B3-2 permits commercial space on the first floor and apartments above. The now-approved amendment sought to include all-residential use, foregoing grade-level retail space. The first floor will instead include resident parking and an amenity room.
Hirsch MPG is the project architect. Preliminary drawings show a mixed-material facade with overhanging balconies embedded within setback corners.
Drawings appear to show parking for 25 spaces. Other means of public transportation can be found within the vicinity, including east and westbound bus stops for Route 152, located at the adjacent intersection of Addison & Campbell. Additional north and southbound stops for Routes 49 and X49 can be also be found at Western & Addison, located less than a four-minute walk east. Nearest CTA L service includes the Brown Line’s Addison stop, located an 18-minute walk east.
The site lies directly across from Lane Tech High School and future residents will be able to find multiple parks and recreational in the near vicinity. These include the 22.4-acre Clark (Richard) Park to the southwest, the 9.5-acre Revere (Paul) Park to the north, and the 58-acre Horner (Henry) Park to the northwest.
No construction permits have yet been issued or filed, and a targeted completion date is not yet known.
