Lakeshore East Parcel I Tower Takes 4th Spot in Chicago’s Tallest Developments Countdown

The approved Parcel I tower, located within the Lakeshore East development, takes the fourth spot in YIMBY’s Chicago’s tallest developments countdown. Located within the IJKL site, the tower will be located on the northern edge of the parcel, at the corner of E Wacker Drive and N Lake Shore Drive. Lendlease and Magellan Development Group are in charge of the development of Parcel I, in addition to Cirrus and Cascade, the towers at the J and K/L sites.

Designed by bKL Architecture, the 85-story tower is expected to rise 950 feet above the site. The tower will be entirely residential, holding 600 units. Originally the project called for 80 floors and a height of 875 feet, but plans were increased in late 2018.

The design of Parcel I features a triangular geometry that allows for residents to have views up and down the lakefront. The prow-like building grows larger at the top, emphasizing its prominence and interaction along the skyline. The tower’s curvilinear geometry and faceted skin provides a continuous and consistent visual definition between it and Cirrus and Cascade.

The tower is the final phase for the three-building plan at Parcels IJKL. Work will not begin on the structure until Cirrus and Cascade are complete. Reports state that the total construction period for Cirrus, Cascade, and Parcel I will be between five and seven years.

The tower was approved by the Chicago Plan Commission in October 2018, with zoning approval following in September 2018. Referencing the phasing of the development, groundbreaking for Parcel I could begin in 2021 or 2022 after the completion of Cirrus and Cascade, which are expected to be completed in 2021.

  1. Love the shape of this tower and how it compliments its neighbor.

  2. The density of these towers will block or severely limit the views from most units except those on the outer sides of the outer towers.
