Demolition Permits Issued for 3644 N Greenview Avenue in Lake View

Demolition permits have been issued for a two-story residential masonry building and a detached frame garage, located at 3644 N Greenview Avenue in Lake View.

The clearing of the multi-unit residence was filed under Kathleen M Streff Trust. While it is unknown what the owner has planned for the site, its zoning designation of RT-3.5 allows for up to lower-density apartment buildings and townhomes. With a designated floor area ratio of 1.05, the building’s floor space will be able to slightly exceed the total plot’s area.

The location of the property is several yards south south of Juniper Playlot Park, while Wrigley Field can be found via an 11-minute walk east.

Nearest access to the CTA bus can be found a two-minute walk south to Addison & Greenview with stops for the east and westbound Route 152. Other routes include a five-minute walk southwest for the 9 and X9 buses, as well as a 10-minute walk east to Route 22.

For the CTA L, the nearest station is the Brown Line’s Southport station, located a nine-minute walk southeast. Meanwhile, the Red Line can be accessed via Addison station, a 15-minute walk southeast. Lastly, all three of the Brown, Red, and Purple lines can be found via Belmont station, which is a 25-minute walk southeast.

Precision Excavation LLC is serving as the wrecking contractor. No other permits have been issued or filed, and a timeline has not yet been revealed.
